Why these three numbers disagree
The average price is strongly influenced by the composition of homes that happened to sell in a given month — a heavier month of high-value detached sales lifts it even when no individual home has changed in value. The benchmark price models a typical home with consistent characteristics, so it isolates price movement from sales mix. In June 2026 the average rose year over year while the benchmark fell: that gap is the mix of what sold, not broad appreciation.

What the June 2026 Calgary housing data shows

Overall Calgary conditions remain balanced
Calgary had 3.09 months of residential supply in June. The market is no longer experiencing the extremely tight conditions of previous years, although supply remains considerably different between property types.

Apartment condominiums face the greatest supply pressure
Apartments had 4.91 months of supply, a 45.44% sales-to-new-listings ratio and a benchmark price of $299,000. Apartment sales declined 20.34% year over year, while the benchmark price declined 8.95%.

Detached and semi-detached homes remain tighter
Detached and semi-detached homes each had approximately 2.5 months of supply. Semi-detached sales increased 10.38% year over year, while detached sales were approximately unchanged.
What this means for Calgary homebuyers
Calgary buyers generally have more selection and more negotiating flexibility than they did during the most competitive market periods. The greatest choice is currently found in apartment condominiums and row properties.
However, conditions vary by community, district, price range and property condition. Well-priced detached homes in desirable neighbourhoods can still attract strong interest.
What this means for Calgary homeowners
Pricing according to current comparable sales is increasingly important. Listings that are positioned above competing properties may remain on the market longer, particularly in higher-supply segments.
Apartment and row-home sellers should closely review active competition, recent price reductions and days on market before choosing a listing price.

Definitions and methodology
Benchmark price
A modelled estimate of what a typical home with consistent characteristics would sell for in a given area. Because the modelled home does not change from month to month, the benchmark is the most reliable measure for comparing one period to another.
Average price
Total sales volume divided by the number of sales. It is easily influenced by the mix of properties sold and by a small number of high-value transactions, so it can move even when individual home values do not.
Median price
The midpoint of all sales in the period. Half of the properties sold above this figure and half below. It is less sensitive to luxury sales than the average.
Inventory
The number of properties actively listed for sale at the end of the reporting period.
New listings
The number of properties that came to market during the reporting period.
Months of supply
Inventory divided by the number of sales in the month. It estimates how long the current inventory would take to sell at the current pace of sales.
Sales-to-new-listings ratio
Sales in the period divided by new listings in the period, expressed as a percentage. A higher ratio indicates demand absorbing a larger share of incoming supply.
Sales-to-list-price ratio
The sale price divided by the list price, expressed as a percentage. A figure below 100% indicates properties generally sold for less than their asking price.
Days on market
The average number of days properties spent listed before selling.
Seller's market
Conditions where supply is limited relative to demand, generally under three months of supply. Sellers typically have more pricing leverage.
Balanced market
Conditions where supply and demand are roughly matched, generally around three to five months of supply. Neither party holds a structural advantage.
Buyer's market
Conditions where supply exceeds demand, generally above five months of supply. Buyers typically have more selection and more negotiating room.
